OVINGHAM FIRST SCHOOL – STRUCTURAL REPAIRS

BACKGROUND

In October 2020, windows that could no longer be opened were an early indicator that structural repairs were urgently needed at Ovingham First School. This prompted an investigation which revealed rot and decay in the structural timber, both internally and externally. We concluded the primary structural timber frame was beyond its serviceable design life.

Following an Options Appraisal and discussions with the DfE, it was agreed that the most cost effective solution to prolong the life of the school building was to undertake extensive structural repairs.


OUTCOME

d3associates were appointed to undertake the technical design of the structural works which included full perimeter wall replacement, additional roof beams, internal wall strengthening and localised underpinning.

Further works included replacing windows and doors, some ceilings and lighting as well as improving the overall layout and accessibility in classrooms. Drainage repairs were incorporated to alleviate flooding issues.

To begin with, all fittings, sanitaryware, mechanical and electrical items were removed from external and some internal walls and while the works were carefully planned to minimise disruption, temporary buildings were required to house two classes.

The construction took place during the summer of 2022 and d3a were closely involved throughout the project, resolving any unforeseen issues that emerged as the existing structural frame was exposed. We ensured that all works were completed satisfactorily, on time and within the original budget.

While these works will prolong the life of the school building, there are additional benefits such as improved lighting levels and reduced solar glare due to the new windows. High levels of insulation will also make the building much more comfortable in winter and reduce energy bills.
